Invent Development Partners today announced the groundbreaking of Backyard Residences,14 townhomes it will build as part of the mixed-use Backyard on Blake development currently under construction on Blake Street between 30th and 31st streets.
Denver-based Invent purchased the land last October. The townhomes will feature two different floorplans designed by Sprocket Design-Build, ranging in size from 1,250 square feet to 1,530 square feet.
The home are expected to be complete in June 2016, and 10 of them are pre-sold. The remaining four will be released for sale after the project’s completion.
“I was so excited about the Backyard Residences and the RiNo area that I bought one of the units myself,” said Liz Richards of Kentwood City Properties, the listing agent for the project. “The energy in RiNo is on fire and like no other neighborhood in Denver. In RiNo you are surrounded by the best of the best restaurants, bars, entertainment and culture. The ‘cool’ factor is off the Richter scale.”
“Our goal as the developer of the Backyard Residences is to deliver a product that keeps with the hip industrial character in the RiNo neighborhood,” said Jon Dwight, principal at Invent. “We want our owners to feel like their homes add to the feel and design of the neighborhood and not take away from it.”
The commercial portion of Backyard on Blake will open this summer. River North Investment Co. is busy redeveloping a 12,500-square-foot warehousebuilding originally constructed in 1932. When complete, Backyard on Blake will include a restaurant with patio seating, retail, and studio and office space.
